Roof Assessments

Roof Design

Logical roof design services with a highly pragmatic approach. Sometimes roofs need to be torn off and replaced, but often they can get by with a recover, a rehabilitation, or just simple repairs.

At EDGE, roof design services are priced based on the complexity or simplicity of the design, and not on a percentage of the construction cost. That way you can always be assured EDGE will never over-design a project.

EDGE’s roof designs comply with all applicable codes, seismic design requirements, wind uplift requirements, FM Global requirements, and ANSI/SPRI ES-1 design

• Roof Repairs – When roofing contractors are no longer able to stop pervasive leaks, EDGE will evaluate the situation and design a scope of work to stop leaks.
• Roof Rehabilitation – It’s quite possible you can save your existing roof asset, but with literally hundreds, if not thousands, of roof rehabilitation options available, it’s hard to know what to do. There is not one product that works for every roof so you need a professional to guide you. Let EDGE help you make the right decision about what products to use so that your roof will last as long as possible.
• Roof Recovers – Roof recovers are often a practical, cost-effective alternative to roof replacement. Some roof design professionals shy away from recovers because of concerns with overlaying an existing roof. There are ways of evaluating the existing roof to determine if is acceptable to leave it in place.
• Roof Replacement – Sometimes a roof is so far past its service life, replacement is the only option. EDGE will provide viable roof replacement options based on existing conditions, building use, and occupancy.

Construction Administration

EDGE provides Construction Administration services from design through project closeout, managing and overseeing the project to ensure the terms and conditions of the construction contract are met throughout the project’s duration.

Services include:

Bid Support Services – Conduct pre-bid meetings with qualified and reputable contractors, review and respond to RFI’s, bid review and tabulation.

Construction Contract Administration:

• Contract Compliance: Ensuring that the contractor adheres to all terms, conditions, specifications, and requirements stipulated in the contract documents.
• Documentation: Keeping thorough records of all communications, changes, and decisions related to the project to ensure transparency and accountability.
• Change Orders: Managing changes to the scope of work, specifications, or other contract terms through the formal change order process.
• Progress Monitoring: Monitoring the contractor’s progress to ensure work is being completed as scheduled and within budget.
• Quality Assurance: Implementing quality assurance measures to ensure that workmanship and materials meet specified standards.
• Payments and Budget: Reviewing payment requests from the contractor and certifying payment amounts based on completed work.
• Dispute Resolution: Resolving disputes or claims that may arise between the parties during the course of the project.
• Closeout: Facilitating the project closeout process, including final inspections, completion of punch lists, and ensuring all contract obligations are fulfilled.

Peer Reviews

Reduce or eliminate RFI’s and change orders by having EDGE perform peer reviews of roof design documents. EDGE approaches peer reviews from both a technical and practical standpoint. With many years of experience estimating and project managing commercial and industrial roofing projects, there are few entities with EDGE’s experience analyzing bid documents. We will help make sure your design is code compliant, catch errors, and identify contractor-loving “Gotchas” that can result in unwanted change orders.

Moisture Scans

Moisture scans can often identify pervasive leak problems and help determine if a roof rehabilitation or recover is a feasible option. Oftentimes, manufacturer’s mandate moisture scans before they permit their materials to be installed over existing roofs.
